 Welcome to Seeker Estates Properties. 

By booking and staying at our property, you agree to comply with and be bound by the following Terms & Conditions. Please read them carefully. 

1. Booking and Payment  

1.1. Booking Confirmation: A booking is only confirmed once the full payment has been received and a confirmation email has been sent to you. 

1.2. Payment Terms:  The balance must be paid in full before the check-in date. 

1.3. Payment Methods: We accept payments via credit card or bank transfer. 

1.4. Cancellation Policy: Cancellations made 14 days before the check-in date will receive a full refund.  No refunds will be given for cancellations made within 14 days of check-in. 

2. Check-In and Check-Out  

2.1. Check-In: After 3:00 PM on the arrival date. Please notify us in advance if you plan to arrive outside of this timeframe. 

2.2. Check-Out: By 11:00 AM on the departure date. Late check-out may be available upon request and may incur an additional charge. 

3. Occupancy and Use of Property  

3.1. Maximum Occupancy:  Exceeding this limit of maximum occupancy without prior approval may result in termination of the booking without a refund. 

3.2. Use of Property: The property is for residential use only. Commercial activities, parties, and events are not permitted without prior written consent. 

3.3. House Rules: Guests must adhere to the House Rules provided at the property and available on our website. Failure to comply may result in eviction without a refund. 

4. Security Deposit  

4.1. Deposit: A security deposit of £200 is required to cover any damage or breakages. This deposit will be refunded within 5 days of check-out, subject to a satisfactory inspection of the property. 

4.2. Deductions: We reserve the right to deduct from the security deposit for any damages, breakages, or excessive cleaning required after your stay. 

5. Guest Responsibilities  

5.1. Care of Property: Guests are expected to take reasonable care of the property and its contents. Please report any damages or breakages immediately. 

5.2. Safety and Security: Ensure that all doors and windows are securely locked when the property is unattended. Do not leave valuables unattended. Use the safe provided if available. 

5.3. Respect for Neighbors: Please respect our neighbors by keeping noise levels to a minimum, especially between 10:00 PM and 8:00 AM. 

6. Liability  

6.1. Personal Belongings: We are not responsible for the loss or damage of personal belongings brought to the property. 

6.2. Injuries: We are not liable for any accidents, injuries, or illness that occur during your stay. Guests should ensure they have appropriate travel insurance in place. 

7. Force Majeure  

We are not liable for any loss, damage, or changes to your booking due to events beyond our control, including but not limited to natural disasters, acts of terrorism, or government regulations. 

8. Governing Law  

These Terms & Conditions are governed by the laws of United Kingdom. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of United Kingdom. 

9. Amendments 

We reserve the right to amend these Terms & Conditions at any time. Any such amendments will be effective immediately upon posting on our website.
