Cancellation policy

1. General Policy

This Cancellation Policy applies to all bookings made directly with Seeker Estates LTD via our website or through third-party platforms.

By confirming a booking, you agree to the terms outlined below.

2. Standard Cancellation Terms (Direct Bookings)

Flexible Period

  • Guests may cancel free of charge up to 14 days before check-in.

Late Cancellation

  • Cancellations made within 14 days of check-in will be charged 100% of the total booking amount.

No-Show

  • Failure to check in without prior notice will result in 100% of the booking being non-refundable.

3. Non-Refundable Bookings

Some reservations may be marked as Non-Refundable at the time of booking.

  • These bookings are fully prepaid and non-refundable under any circumstances
  • No date changes or credits will be offered

4. Amendments (Date Changes)

  • Changes are subject to availability and price differences
  • Requests must be made at least 14 days before check-in
  • Changes within 14 days are treated as a cancellation

We reserve the right to decline amendment requests.

5. Early Departure

  • No refunds will be provided for unused nights after check-in

6. Third-Party Bookings

If your booking was made through platforms such as:

  • Airbnb
  • Booking.com

Their cancellation policy may apply in addition to ours.
In case of conflict, the platform’s policy will take precedence.

7. Exceptional Circumstances

We do not provide refunds for:

  • Travel disruptions (e.g. flight cancellations, delays)
  • Weather conditions
  • Personal circumstances or illness
  • Visa or documentation issues

We strongly recommend guests purchase travel insurance.

8. Property Issues / Force Majeure

8.1 Property Unavailability

If the booked property becomes unavailable due to unforeseen circumstances:

  • We will offer alternative accommodation of similar standard, or
  • Provide a full refund if no alternative is available

8.2 Force Majeure

We are not liable for cancellations caused by events beyond our control, including:

  • Natural disasters
  • Government restrictions
  • Utility outages outside our control

9. Refund Processing

  • Approved refunds will be processed within 7–14 working days
  • Refunds will be issued to the original payment method

10. Upsells & Additional Services

All additional services purchased (including but not limited to):

  • Early check-in
  • Late check-out
  • Cleaning services
  • Damage waiver

are non-refundable once confirmed, unless we are unable to deliver the service.

11. Damage Waiver / Security Deposit

  • Damage waiver fees are non-refundable
  • Deposits (if applicable) will be returned after inspection, subject to deductions for damages

12. Right to Cancel by Host

We reserve the right to cancel a booking if:

  • House rules are breached prior to arrival
  • Fraudulent or suspicious activity is detected
  • Required guest verification is not completed

In such cases, refunds are at our sole discretion.
